Mature Scottsdale With Room to Breathe

One of my favorite characteristics of Buenavante is that it doesn't feel like a brand new subdivision.

The neighborhood has had decades to mature. Large trees, palms and established landscaping give many streets a sense of permanence and shade that can be difficult to find in newer Scottsdale developments. A recently sold home, for example, highlighted mature palms, towering eucalyptus and established citrus and fruit trees.

Combine that maturity with larger lots and you get something increasingly valuable in Scottsdale: open space and privacy without giving up location.

Buenavante sits within the broader Cactus Corridor, an area the City of Scottsdale has historically characterized by low density residential development and larger properties. The heart of the Cactus Corridor has included lots ranging from approximately 35,000 square feet to 2.5 acres, along with large setbacks that helped establish the area's spacious residential character.

Depending on the individual property and orientation, the broader Cactus Corridor is also known for desert and mountain views, adding another layer to the area's appeal.

From Classic Ranch Homes to Modern Luxury Estates

Buenavante is also undergoing an evolution.

Many original homes have excellent bones, single level floor plans and substantial lots. Buyers and builders are recognizing the opportunity to take these established properties and create something dramatically different.

The MLS activity shows that transformation already underway. A current 6,700 square foot remodeled estate includes a 5,500 square foot main residence, 1,200 square foot guest house and five car garage on a lot of approximately 49,000 square feet.

Another recently sold property demonstrates what buyers are willing to pay for exceptional Buenavante real estate. A 4,478 square foot home situated on approximately 1.27 acres sold for $2.195 million.

At the same time, other homes are being remodeled with open concept interiors, vaulted ceilings, large kitchens, walls of glass and indoor outdoor living spaces. One recent Buenavante renovation added nearly 500 square feet along with an expanded patio, outdoor kitchen area and corner pocket doors that completely changed how the home interacts with the backyard.

That is why I believe new construction and major redevelopment will continue to be an important part of Buenavante's future. The value proposition is not simply the existing house. In many cases, it is the combination of location + land + neighborhood character that creates the opportunity.

A Central Scottsdale Location

Buenavante gives homeowners space without pushing them to the far edges of Scottsdale.

The neighborhood is positioned around the Cactus Road, Scottsdale Road and Hayden Road corridor, providing convenient access to many of Scottsdale's most popular destinations. Current listings specifically highlight proximity to Kierland Commons, Scottsdale Quarter, Scottsdale Airpark and Cactus Park.

That location is a major part of the neighborhood's long term appeal. You can own a substantial homesite with a pool, mature landscaping and considerable privacy while still being minutes from restaurants, shopping, golf, parks and everyday conveniences.

The Opportunity in Buenavante

I look at Buenavante as one of those Scottsdale neighborhoods where the land may become increasingly important to the value of the home.

Some buyers will want a beautifully remodeled property that is ready today. Others will see an older ranch home sitting on a spectacular lot and immediately envision a major renovation, addition or completely new custom residence.

Recent sales demonstrate that range. Homes in the provided MLS set have recently closed from approximately $1.195 million to $2.195 million, while a substantially remodeled estate is currently offered at $3.949 million.

That spread is important. Buenavante is not a cookie cutter neighborhood, and price per square foot alone doesn't tell the entire story. Lot size, location within the neighborhood, remodeling, construction quality, guest houses, garages, landscaping and future redevelopment potential can substantially influence value.

For the right property, the dirt itself can be a major part of the opportunity.

Why Buyers Are Looking at Buenavante

Buyers searching for luxury Scottsdale real estate increasingly want something that is difficult to manufacture: space.

Buenavante delivers that in an established setting. Large lots, mature landscaping, privacy, pools, single level homes and the potential for substantial renovations or new construction make the community especially compelling.

You aren't necessarily choosing between an established neighborhood and a modern luxury home here. In Buenavante, you may be able to have both.

That is what makes the neighborhood interesting today and, in my opinion, what could make it even more desirable over the coming years.
